Suite or development: how do I decide?
One question does most of the work: will someone pay rent to live down there? Yes means a legal suite, with the code work and registration that make the rent durable. No means a development: the suite requirements stop applying and the budget goes into the space instead.
What does a basement cost?
Basement developments start at $32,000 and legal basement suites start at $49,000. Where yours lands moves with the size of the basement, what exists down there today, and which of the two builds you choose. You get a written quote itemized line by line after a site visit, so you see what moves the number before committing to anything.
Can a development become a suite later?
Sometimes, but the conversion is not free: the entrance, the egress windows, the smoke separation and the heating all have to be brought up to suite requirements. If rental income is even a maybe, say so at the consult. Some decisions are cheap to make suite-ready now and expensive to retrofit.
